What report do I need for an alteration/addition to my house?

In order to pass the energy rating requirements when applying for a building permit for alteration/addition you will require either an energy rating or a Deemed to Satisfy report. If the overall volume of extension/renovation is less than 50% of the original house, then this requirement can be fulfilled by Deemed-to-Satsify Report or an energy rating Comparative Analysis Report. If the proposed volume is more than 50% of the original, then the whole house must comply with the DTS Report or 6 Star energy rating.

    What is a Comparative Analysis report?

    Comparative Analysis reports are like the 6 star energy reports and rate the whole house for a star value. Since the existing house is unlikely to comply to 6 star, a formula is used to determine the required star value for your project. The required value is between 6 stars and the rating of the existing house depending on the size of extension/renovation. You will get two energy rating certificates, one for the existing house and one for the proposed house.

    How does a DTS report differ between a new dwelling and an extension/renovation?

    For alterations and additions, if the proposed volume is less that 50% of the original house volume, then the DTS report relates only to the new part of the house. The only exception to this is the glazing calculator. All windows (including the existing windows) are included in the calculation, but only new windows need to comply with the calculator outcomes, the existing windows do not need to be updated.
